Our first project
Homes for veterans in Walton, New York
We are buying homes in a small Catskills town and renting them to local veterans and their families, with VA support behind every one.
Why Walton
Walton is a small town in Delaware County, New York, in the foothills of the Catskill Mountains.
It has many veterans who need stable housing and not many places to turn. It also has something you cannot buy: a town that wants this. Joseph has spoken at town meetings and met with local leaders, including the mayor, a Navy veteran. The answer has been the same every time. Walton wants to take care of its veterans.
Homes in Walton also cost far less than homes on Long Island. The same money that buys one house downstate can buy several upstate. That means more veterans in homes, sooner.
How it works
Cover 6 buys move-in-ready houses, including houses that already have two or three apartments. We rent each apartment to one veteran or veteran family.
Most of the rent is paid through HUD-VASH, a program run by the U.S. Department of Housing and Urban Development and the VA. The veteran pays about 30 percent of their income toward rent, and the voucher covers the rest. A VA case manager works with each veteran on health care, jobs, and benefits.
Our job is to be a good landlord. That means a safe, clean, well-kept home, and repairs done fast. We hire local contractors for the work, so the town that welcomes these veterans helps build their homes.
Every Cover 6 home flies the American flag, with the MANA-C'S flag beneath it.
Where we are now
- Feasibility and planningNow
Picking our first homes, running the numbers, and building partners in Delaware County. - Capital and acquisition. Raising the money and buying the first homes.
- Renovation and readiness. Repairs, safety upgrades, and housing inspections.
- Partners and move-in. Working with the VA to welcome the first veteran families.
- Steady and repeat. Adding one home at a time.
Down the road, once these homes are running well, we plan to open a staffed group home for veterans who need more day-to-day support. We are building the track record first.
